Construction supervision is a critical process that ensures that all construction work complies with current laws and regulations. Local authorities carry out construction supervision within their administrative territory, checking compliance with laws and regulations relating to construction and issuing injunctions where necessary. When applying for a building permit, every house builder is confronted with issues of building supervision, as the local authority checks the compliance of building projects and survey projects with the requirements and the existence of permits and approvals.
In addition, construction supervision is also carried out during the application for the building's authorisation for use, often with the involvement of national supervisory authorities such as the Rescue Board or other authorities, depending on the specific nature of the building.

Owner-occupation is a process that must be ensured by the owner of the building. In the case of private houses, owner-occupation can be carried out by the owner or by hiring a consultant to ensure that the builder fulfils his obligations correctly. The main task of owner-occupier supervision is to check that the works are carried out in accordance with the design and that they are of the correct quality.
In addition, the owner-occupier must ensure environmental safety during the execution of the works, participate in the inspection and acceptance of the works, monitor the correct execution of the completion documentation and the drawing up of the technical documents, and check the execution of the works contract. If deficiencies are detected, the owner-occupier will issue injunctions and monitor compliance.
